Gray epoxy garage floor in Alafaya, FL

What happens to bare concrete in a Florida garage

Concrete is porous. Every drip of oil, every puddle of rainwater blown under the door and every handful of sand tracked in from the yard works into the surface. In a garage that hits well over a hundred degrees in July, those stains bake in and become permanent. Fine sand acts like sandpaper under shoes and tires, slowly wearing away the top layer and creating dust that ends up on everything you store. Mildew grows in shady, damp corners. Over a few years, even a sound slab starts to look tired and dirty no matter how often you hose it out.

An epoxy system closes those pores. Spills sit on top where you can wipe them away, sand sweeps off in seconds and the floor reflects light instead of absorbing it. The room feels cleaner, brighter and more like part of the house.

Hot tire pickup, explained

Tires driven on summer asphalt get very hot. When you park on a thin coating, the rubber softens it and grips. Then, when the tire cools and the car backs out, the coating comes up with it. That is why so many store-bought kits peel in tire-shaped patches within a year. The fix is bond and thickness. We diamond grind the slab so the coating can bite into open concrete, and we use high-solids epoxy at real film thickness, not watered-down paint. For garages that face west or get hammered by sun, we add a polyaspartic topcoat for even more heat and UV resistance.

Preparation decides how long a floor lasts

We never acid etch. Acid leaves residue, does not remove sealers and gives an uneven profile. Instead we grind the entire floor with dust-controlled equipment, removing curing compounds, old paint and the weak top layer. Shrinkage cracks are opened and filled with flexible or rigid repair materials depending on whether they move. Divots and spalled spots get epoxy mortar. Rust stains from irrigation water are ground out or treated. Control joints can be filled for a smooth look or honored so the slab can still move.

The coating system

Primer

A penetrating primer soaks into the ground concrete and forms the anchor for everything above. If moisture testing shows vapor coming through the slab, we switch to a moisture-tolerant primer designed for that condition.

Body coat

The body coat builds thickness and color. Solid colors like light gray, tan and white are popular because they keep the space bright. You can also broadcast flakes into this coat for texture and pattern.

Topcoat

The clear topcoat takes the wear. We usually recommend polyaspartic or urethane because they resist UV yellowing and abrasion far better than epoxy alone. A fine anti-slip additive can be mixed in for wet-weather traction.

Colors and finishes

Light colors stay cooler visually and hide less dirt, while mid-tone grays and tans are forgiving with sand. Gloss finishes look sharp and are easy to clean; satin finishes hide minor scratches. We bring samples to the estimate so you can see them in your own light.

Timeline

A typical two-car garage takes one to two days. Day one covers grinding, repairs, primer and body coat. Day two is the topcoat. You can walk on it about a day later, store items after two days and park once the full cure is reached, usually about 72 hours for epoxy systems. In very humid weather, we adjust products and timing so everything cures properly.

Caring for your floor

Sweep or use a dust mop to remove sand. Clean spills promptly. Wash with water and a mild cleaner when needed and avoid harsh solvents or citrus degreasers. Put a mat or a piece of plywood under motorcycle kickstands and jack stands. With basic care, a well-installed floor lasts many years.

Questions

Will my old paint cause problems?

Not after we grind it off. Coating over old paint is one of the main reasons home kits fail.

Can you match my house colors?

We offer a wide range of solid colors and flake blends and can bring samples that complement your stucco and trim.

Do I need to empty the garage?

Yes. The floor needs to be completely clear for grinding and coating. Many clients use a portable storage container or the driveway for a couple of days.
